For our residential clients,  do-it-yourself repair of those wet cracks in the walls or in the basement  floor may seem like an easy (not!), cheap way to solve the problem – that is, until the caulking blows out and you realize that the problem is with your building drainage, and not the cracks, which are just symptoms.  Drainage tile installation or foundation wall repair is not your casual weekend project. Tools and equipment required to accomplish quality, and a permanent fixes are expensive to own or even rent, not to mention the knowledge to get your home project done right.

Waterproofing Outside Surfaces

Many leak situations can be resolved by applying external waterproofing products. Literally, the water seeping from above ground will “bounce right off” a properly waterproofed exterior wall and either seep further into the ground or, ideally, be funnel away through subsurface drainage pipes.  The ideal situation is to apply waterproofing chemicals to a new home construction before any grading is done around the basement. However, for existing homes, a narrow excavation is required around the basement walls, sufficient to allow our waterproofing specialist to apply the waterproofing and install subsurface drains, is the common practice. Trillium Waterproofing and Restoration Waterproofing experts will perform the excavation work and then thoroughly inspect the basement walls and foundation to ensure there are no hidden problems that cannot be addressed.  If there are, we will seal or repair any problems before applying the waterproofing solution and restoring the grading.  We ensure all restoration and excavation is fully compliant with local building codes and best practices, so that there will be no future problem with water seepage, subsidence or drainage.

Waterproofing Interior Surfaces

It is sometimes the case when hydrostatic ground water pressure affects the basement floor of your home or commercial building with no exterior solution feasible. The problem can be addressed by installing an interior system that will intercept and relieve that pressure, channeling it away from the basement floor.  This requires first breaking up the concrete and excavating a trench around the inside of your foundation wall.  Digging down to a proper depth, and then, a subsurface, perforated-pipe drainage system will be installed which is designed to empty out externally, downhill from your basement.  This will allow the groundwater pressure to be relieved by the newly created water less resistant path to follow, away from the foundation. Trillium Waterproofing and Restoration Waterproofing will then refill the trenches and pour in fresh concrete so that your basement floor is restored without future danger of water ground pressure problems. This is the only process that can be applied when exterior conditions prevent an exterior solution to your waterproofing need.
